BRIEF HISTORY
My husband and I bought this home in March 2012.
My husband, a landscape designer for many years, immediately began a 3-year project to magnificently landscape this property which with the exception of five grand 30-year-old trees and a desperate-for-water oleander hedge around the property, was pretty bleak. The home itself was and still is a jewel, solid redwood, 6"X12" beams vault the ceilings throughout the home. Even the siding is redwood, extremely rare in Waikoloa Village and makes the home virtually impenetrable to termites –endowing the house with a sense of agelessness.
We met our neighbors in short time. They told us this was always "The House" in the upper end of Waikoloa Village, because of its "hotel-like" entry/exit huge horseshoe driveway and sheer size (2,300 sq ft.) and oversized lot 13,000 sq ft and location – edge of golf course and near the shopping center.
The builder was Japanese and had it creatively designed with vaulted ceilings and divided into two "Wings"…making it was is called a "two generation home" (parents on one and kids on the other) internally separated by a long hallway and a glass door access central dining room. The most recent owner did some major upgrading in 2010, most impressively putting on a new roof of high-grade shingles with 40-year lifetime. Soon after this, she put the house on the market and it sat there for almost two years.
Thanks to my husband's 3 years of landscaping, this home is now one of the most luxuriously beautiful landscaped verdant properties in Waikoloa Village. All the neighbors marvel at the amazing transformation. He installed a very extensive irrigation system, 6 channels, with pop-up sprayers and hundreds of feet of drip lines so the entire property is now automatically watered on a daily basis.
I focused on the interior –first hiring a carpenter to go through the entire house and repair everything needed…. Adding sink disposal, dishwasher, new water heater, new interior doors, door handles, doorjambs, etc. etc. Then in the last six months I launched on a second phase of upgrading to make it more luxurious-- adding new Italian marble floors in the master bathroom, new entrance stonework, new carpets and new flooring for all the bedrooms, new spa sink in the second master bath, new glass top stove, new refrigerator, all the kitchen cabinets refurbished with new handles, new 5" stylish baseboards throughout… and many, many more luxury style improvements listed below.
IMPROVEMENTS & REMODELING UPGRADES
1. HUGE EXTENSIVE IRRIGATION SYSTEM
New Irritol irrigation 6-valve system, with 8 big pop up sprinklers and approx. 600 ft of drip lines that water absolutely every growing plant/lawn/tree/hedge on the property. (Water is very cheap so mo bill is still low.)
1A. 3 YEARS OF LANDSCAPING & NEW FLORA
Initially removed 4 inches of "dead" topsoil and dead hedges next t to the house….and removed a couple tons total of rocks and had all that hauled away. My husband then replaced the grounds with two 10 ton trucks of high-quality organic dirt/soil, spreading it everywhere we planned to landscape and plant new flora.

– 50 – 1 ft X 2 ft trays of grass sod…Japanese Emerald zoyshia, El Toro Zoyshia, St. Augustine and Bermuda. Hand planted and today the house is surrounded by lawns with the biggest open lawn in the backyard.
– many rare colored bougainvilleas, white flower "honeymoon" bushes, several non-invasive ficas benjamina (banyans), variegated and reg Indicas, 7 varieties of ferns, Chinaman's Hat, Neem tree, aloe Vera, 5 exotic 5 years matured, BLACK TIMOR BAMBOO ($300 each), 15 more bamboos (including very rare and very expensive! "white/blue" Chungii) and Barbella both from China. Several varieties of white flower bushes. One big golden bamboo. 20 yellow flower gingers. 7 white flower (hard to find) gingers/fragrant variety. 10 banana trees (already harvested four stalks) Ice Cream, Apple and two other tasty local varieties. Half dozen payaya trees. 2 five-year old coconut trees.
Five Monstera broad-leafed Hawaii ferns. Japanese silk grass.
One 5-year old lime tree. A fruit-bearing Surinam Cherry
And a big mature fruit-bearing Acerola Cherry. Two big
Wine caskets, auto-irrigated, for herbs. 10 banana trees (already harvested four stalks) Ice Cream, Apple and two other tasty local varieties. Half dozen payaya trees. Too many more to list.
OTHER NEW LANDSCAPING FEATURES
Lovely pathways of redwood chips, six stone staircases to access the two big elevated mound/hills on the front of the property. 3 big Eucalyptus logs for back border on gravel
Parking area adjacent to main car garage.
An organic garden: elevated with stone wall in backyard.
I improved the soil with new organic soil/manure mulch etc.
And we have had many harvests of a multitude of veggies.
So many more flora items
2. NEW 80-gal WATER HEATER
New (Jan/2013) 80-gallon top-of-the-line electric water heater. Tons of hot water, never runs cold.
(The old one was outside on the rear tile patio and looked very unsightly there so we had the new one placed
unobtrusively in the corner of the indoor dining patio)
3. NEW SECOND KITCHEN
New North side patio kitchenette. New sink, redwood counter, refrigerator, cabinet, new lighting with switch and new outdoor outlet/waterproof, new gas stove and new redwood flooring for half the area. Half is tiled. Thomas, my husband, landscaped partial perimeter with Japanese temple grass and three wine caskets with three palms.
4. THREE NEW INTERIOR DOORS
-- two on the North Wing to give more privacy for each bedroom there. We hired a high-end carpenter for three weeks to go through the entire house, and make all the house doors open/close smoothly….new door jambs where needed and new screens. He did dozens of minor upgrades to all areas of the house.
5. NEW MARBLE FLOORS
